Dockside Watervilla de Prinsenwerf Amsterdam

This water villa has the spacious and airy feeling of a loft and overlooks the Bickersgracht canal providing an unobstructed view that is enjoyed through the dramatic all glass back wall. The inside space is divided into three stories, split into a mezzanine, ground floor, and lower floor in a very playful manner which allows each space to harmonize with the other. Architect designed with environmental sustainability as a high priority, this is a unique low-carbon rental opportunity on a central Amsterdam location.

The Dockside Watervilla Amsterdam is entered from the street via a main door that opens into a courtyard area from which the unit’s front door is accessed.


Ground Floor: In the entry foyer, you will find the guest toilet, tiled in marble. Two steps down, you are in the kitchen/dining area of approximately 40 m2, which has been fitted with quality stainless steel appliances. The kitchen is fully equipped and finished to the highest standard.

The room has a large sliding glass door that overlooks the inside patio below, and a door which leads to the outside waterfront and dock area.

The mezzanine living area (approximately 30m2) affords a wonderful view of the Bickersgracht and includes an idyllic work space, digital cable widescreen TV and Sonos stereo system.

Descending the stairs from the live-in kitchen / dining area, you arrive in the 90m2 lower level which consists of two bedrooms, a bathroom, a second toilet and the inside patio.

The middle master bedroom is entered through large double sliding doors. This room has access to the inside patio through another large sliding door. As we walk further down the hallway, one enters through double doors opening up directly to the patio.

The second bedroom is found on the water side, and has a window at dock height along the entire width of the room. This room also features double doors leading onto the patio.  On this floor you will also find the technical room (heating, washer/dryer, etc.) and storage space.

The dockside is also accessible via the hallway through a separate door. The dock, located on a canal which connects to the Ij and the other central canals of Amsterdam, provides mooring space for a ‘city boat’ of approximately 5 meters in length.

The bathroom has a round waterfall shower, double Alape-designer sinks, and a spacious bathtub with a separate shower. Like the toilets, it features marble tiles.

In the technical room you will find a Miele washer and dryer. Wherever possible, dimmer switches have been installed for ceiling lamps and built in spots.

To finish the houses in a unique way, the roof of the lower level has been planted with moss-sedum, which naturally changes color each season. This has the advantage of providing this home with a stable level of humidity, and also works as insulation and reduces dust. The Dockside Watervilla’s internal air-filtering system further regulates temperature and humidity.
